The 10 Barrel Brew Pub project is progressing nicely. Concrete floors are being finished and siding is about done. We are on schedule for opening March 1st.

Custom Home Progress

It has been a while since our last update and a lot has been accomplished. Siding is complete and exterior paint is 90% done. Inside, cabinets are installed, tile floors are progressing, hardwood flooring is being installed. Slab granite countertops to be installed this week.
We have also started another winter project. 10 Barrel Pub is in the early stages of construction. We are renovating a building on Galveston Street, Bend. 10 Barrel Brewing is a local company that is expanding to the restaurant business. We are very excited about this project. I will keep posting progress throughout the winter.

Framing is nearing completion with siding to start soon. Plumbing, HVAC, and Electrical rough in is progressing. The project is going very well with construction estimates on time and on budget.
Summer temperatures are winding down decreasing the numbers of floaters on the river. The trout, however, have been rising to eat bugs consistently throughout the day.

Foundation Drain

This picture shows placement of drain rock over perforated pipe for drainage of excess ground water around the foundation of the custom home on columbia street. We are using Gradeline aggregate to place the rock. Next we will place filter fabric on top of the drain rock and backfill to grade with clean dirt.

ICF waterproofing

This is the start of the waterproofing process of the icf basement. First, a water based primer is rolled onto the exterior icf wall. After it has dried to a tacky consistency, Blueskin self adhesive membrane is applied. This will be followed by another layer of delta drain waterproofing product.

We are underway with a custom home at 410 NW Columbia St., Bend. This lot is a Deschutes riverfront lot. The picture to the left shows laying out for foundation. The home has a full daylight basement that we are constructing out of ICF (insulated concrete forms). The home is 3617 square feet and we expect a ten month completion schedule. I will update periodically as the home progresses.

Sisters, Oregon Remodel

Here is the view from the great room in our remodel in Sisters Oregon. The tour of Remodeled Homes proved to be very successful. We had a great turnout and took home two awards. The home won "Best Feature" for the 12 foot jeld wen folding door letting the "outside in". We also won "Best Green Feature" for incorporating reclaimed wood trim, cork flooring, recycling, and donating building materials and appliances to Habitat For Humanity.

Tour of Remodeled Homes

Come see our project at the 2008 COBA Tour of Remodeled Homes. The home is located at 67655 Peterson Burn Rd, Sisters, OR 97759. This project is a whole house renovation where all existing interior walls and finishes were removed. 1000 square feet of living space was added and staircase relocated. The home has been finished in a modern-rustic theme incorporating reclaimed wood, no VOC paint, black walnut floors, and fine craftsmanship throughout.

We will be there from 11-6 Saturday October 25 and October 26, 2008.

This is the front view of our 4000 sq. ft. remodel at Sisters, Oregon. We have fully renovated this custom home by taking out all interior walls, relocating the staircase, and adding a dormer. We have installed beautiful walnut, cork, and tile flooring throughout the downstairs. We have utilized reclaimed lumber to trim several areas in the living space. This is the Columbia St. home with the second (brown) coat of stucco complete. This coat needs to cure for 7 days before application of acrylic finish coat. Sheetrock has begun inside. Sisters Remodel Pond

This is a pond we are installing in Sisters Oregon. The pond is waterproofed with a 36 mil poly liner factory sealed to prevent leakage. We will now install filter fabric over the top to help prevent punctures in areas where dogs and deer will go to the water to drink.

This image shows the application of lathe and waterproofing under stucco application. This home is going to receive traditional three layer stucco consisting of scratch, brown, and finish coats. The final coat will be 100% acrylic.

ICF Foundation Drain and Waterproofing

This picture shows installation of EZ flow drainage system around the perimeter of a recent custom home in Sisters, Oregon. After the walls are poured full of concrete, primer is applied to the footing and ICF wall. Next, Blueskin waterproofing is fixed to the wall and down the footing. The drainage pipe consists of 4 inch perforated pipe surrounded by styrofoam peanuts contained by plastic mesh. This product provides a path of least resistance for excess water to drain away from the home. A bed of drain rock around the pipe helps with water drainage to the foundation drain.

Energy trusses are now installed and roof framing is progressing. Note the asymmetric roof lines designed to accommodate solar equipment on the south facing roof. Three foot overhangs help to shade summer sun from southern exposure windows. Lower sun angles in the winter will provide exceptional solar heat gain when it is most needed. Radiant concrete slab in the living space provides thermal mass to store heat and assist the gas fired boiler.

Columbia St. High Performance Home

This is our current green building project at 824 NW Columbia St. in Bend, Oregon. The home incorporates 2x8 staggered stud advanced framing with all FSC certified kiln dried lumber. This type of construction produces better R-values than typical stud framing at a reasonable cost. The home is now ready for raised heel energy trusses, which also help with insulation by reducing compression of roof insulation at the exterior wall.
The Columbia St. home will incorporate blown-in cellulose insulation, solar hot water, solar space heating, and solar electric. In addition, home design and site orientation were designed to optimize passive solar. This helps to keep the home cool in the summer and warm in the winter. The home will be certified through Earth Advantage and the High Performance Home program through the Oregon Department of Energy.
