ICF Foundation Drain and Waterproofing

This picture shows installation of EZ flow drainage system around the perimeter of a recent custom home in Sisters, Oregon. After the walls are poured full of concrete, primer is applied to the footing and ICF wall. Next, Blueskin waterproofing is fixed to the wall and down the footing. The drainage pipe consists of 4 inch perforated pipe surrounded by styrofoam peanuts contained by plastic mesh. This product provides a path of least resistance for excess water to drain away from the home. A bed of drain rock around the pipe helps with water drainage to the foundation drain.

Energy trusses are now installed and roof framing is progressing. Note the asymmetric roof lines designed to accommodate solar equipment on the south facing roof. Three foot overhangs help to shade summer sun from southern exposure windows. Lower sun angles in the winter will provide exceptional solar heat gain when it is most needed. Radiant concrete slab in the living space provides thermal mass to store heat and assist the gas fired boiler.
